Do the tiles have to come up?

For a proper job in a sunken bathroom, yes — the tanking has to sit under the tiling, not on top of it. We lift the floor tiles and about 300 mm of the wall course, tank the sunken portion, flood-test it and then re-tile.

How long is the bathroom out of use?

Usually four to five days, including the 24-hour flood test. If you have only one bathroom we phase the work so you are not left without it overnight.

The seepage is showing in the flat below mine. Whose problem is it?

Almost always the bathroom above, and almost always the plumbing junctions rather than the slab itself. We scan both flats before quoting, so there is a written diagnosis rather than an argument between neighbours.

Will this stop the smell as well as the damp?

If the smell is coming from water sitting in the sunken filling, then yes — draining and re-tanking the sunken portion is what removes it. If it turns out to be a drainage trap we will tell you that, rather than sell you waterproofing you do not need.
