How much does terrace waterproofing cost in Thane?

There is no single rate for terrace waterproofing in Thane, and any contractor who gives you one over the phone is quoting a system before they have seen the terrace. What there is, though, is a short list of things that decide the number — and once you know what they are, you can read two quotations side by side and tell which one is actually cheaper.

The three things that move the price

Area, and how much of it is detail. A flat 1,000 sq ft terrace with two drains and a low parapet is straightforward. The same area broken up by a lift machine room, a water tank plinth, six vent pipes and a staircase headroom is a different job, because every one of those is a junction that has to be turned up, reinforced and sealed by hand. Waterproofing almost never fails in the middle of a terrace. It fails at the edges, and the edges are where the labour goes.

The condition of what is already there. If the existing layers are sound and bonded, a new system can go over them. If they have delaminated — and after two or three rounds of patching in Wagle Estate or Naupada they usually have — everything comes off down to the slab first. Stripping and disposal is real work, and a quote that quietly assumes it won’t be needed is a quote with a variation waiting inside it.

Which system the terrace needs. Broadly, in rising order of cost:

• Cementitious / polymer-modified coating — rigid, breathable, cheapest per square foot. Right where the slab is sound and not moving much.
• Bituminous membrane, torch-applied or self-adhesive — the workhorse for large open terraces, with a life measured in fifteen-plus years when the overlaps and turn-ups are done properly.
• Liquid PU / polyurethane membrane — seamless, flexible enough to bridge hairline cracks, ideal on curved or heavily detailed roofs. Costs more per square foot and is worth it where the substrate moves.

A cheap quote is often just a cheaper system than the one your terrace needs, described in language vague enough that you cannot tell.

Why the cheapest number is usually the most expensive one

The pattern we see most often on repeat visits is a terrace that was coated three years ago for a very attractive figure, over layers that should have come off, with a product nobody wrote the name of on the bill. It looked fine for one monsoon. By the third it was leaking into the top-floor flat, and the second job costs more than the first would have, because now there is a saturated slab to dry out and a ceiling to repair as well.

The thing to compare is not the total. It is whether the quotation tells you:

• the system and brand, by product name, not “waterproofing chemical”
• the preparation included — what comes off, what gets ground, what gets primed
• the area, measured and stated, not estimated from a photo
• the testing — is there a ponding test before handover, and for how long
• the warranty, and whether you get it on paper before work starts

If two quotes disagree by 40%, one of those five lines is missing from the cheaper one. It is worth finding out which.
